German Home Prices Rise Sharply in Q2 2025

According to data released Wednesday by the Federal Statistical Office, residential property prices in Germany rose by an average of 3.2 percent in the second quarter of 2025, compared to the same period of the previous year.

This marks the third consecutive quarter of increases in residential property prices, a turnaround from a period of consistent declines that began in the fourth quarter of 2022. The rate of increase was 3.5 percent in the first quarter of 2025 and 1.9 percent in the fourth quarter of 2024. Prices for residential properties also increased by 1.1 percent when compared to the first quarter of 2025.

Condominium prices in all regions of Germany were higher in the second quarter of 2025 than in the same period of the previous year. Prices for single-family and two-family homes also increased in most regions.

In Germany’s seven largest cities – Berlin, Hamburg, Munich, Cologne, Frankfurt am Main, Stuttgart and Düsseldorf – condominium prices rose by 2.4 percent year-on-year, representing a 0.3 percent increase compared to the previous quarter. In independent large cities outside of these top seven metropolises, apartment prices increased by an average of 5.0 percent compared to the previous year, a 1.3 percent increase from the previous quarter. In sparsely populated rural districts, buyers of condominiums paid 3.6 percent more than in the same period of the prior year, a 3.6 percent increase compared to the previous quarter.

Similarly, single-family and two-family homes also generally saw price increases. In sparsely populated rural districts, these prices rose by an average of 2.8 percent year-on-year, a 1.3 percent increase from the prior quarter. Prices in independent large cities outside of the top seven cities increased by 3.9 percent year-on-year, reflecting a 1.6 percent increase compared to the prior quarter. Notably, prices for single-family and two-family homes in Germany’s seven largest cities decreased slightly, by 0.2 percent compared to the second quarter of 2024, a 0.2 percent increase when compared to the previous quarter.
