The real estate sector is calling for the cessation of rent control measures. Iris Schöberl, president of the Central Real Estate Committee (ZIA), stated to the dts Nachrichtenagentur on Friday that the regulatory brake is “unsocial” because it is ineffective and “protects the wrong people”. Schöberl affirmed that her views represent numerous other real estate associations.
While she did not specify how the transition should occur or whether the maximum rent cap (Kappungsgrenze) should be lifted, she stressed that the regulatory measures must begin a process of “melting away”. Schöberl expressed a desire to discuss this matter with the Minister of Justice, although she stated that a direct request for a meeting was not currently feasible. She noted that specialized expert groups have now been formed, which include input from the real estate industry, but warned that this process is expected to be lengthy.
In connection with supply issues, the Federal Statistical Office announced this morning that only 206,600 housing units were constructed in Germany in 2025, representing a decrease of 18 percent, or 45,400 units, compared to the previous year. This significant dip marks the second consecutive year in which the number of completed housing units has fallen.
