Vonovia, the housing conglomerate, is making adjustments to its investments in Berlin in light of the Socialist Party’s plans for the socialization of housing. Speaking to the “Handelsblatt”, Vonovia CEO Luka Mucic stated that, like all businesses looking to build in Berlin, the company urgently requires greater clarity. While Berlin currently constitutes a high percentage of Vonovia’s construction projects, new projects are now less heavily featured in the company’s development pipeline. However, no complete halt to construction activities in the city is planned.
Mucic emphasized that it is part of a company’s responsibility to carefully assess how changing regulatory frameworks might impact investment decisions. The approximately 1,000 homes that Vonovia is currently constructing in Berlin will be completed as scheduled. Furthermore, investments focusing on maintenance and energy-efficient modernization of the existing property portfolio will continue. Despite this commitment, the manager cautioned that political instability poses serious risks to the Berlin real estate market. “We can tolerate the uncertainty, but it is slowing down investments and new construction,” he warned. Additionally, smaller Berlin homeowners may face challenges with refinancing, as real estate financing is already proving more difficult and expensive.
Vonovia owns about 130,000 units in the capital, making it particularly vulnerable to the proposed nationalization plans. Mucic is scheduled to meet with Left Party leader Luigi Pantisano on Tuesday. He affirmed that pulling out of Berlin is not an option for the company. “We are part of the solution, and we want to remain a part of it,” Mucic stated, addressing the pressing housing situation in Berlin.
